Rules & Requirements

CC&R Rules and Requirements

The Declaration of Covenants, Conditions and Restrictions (CC&R) along with its amendments is the fundamental document that sets the ground rules for the Association. Each of the 10 phases in Barrington Heights has its own CC&R document. Each of us agreed to be bound to the CC&R when we purchased our home here as part of the closing process. These are legally binding documents that are filed with the County. Changes to the CC&Rs can only be accomplished by amendment, and must receive approval from 75% of the homeowners in that phase. The Board of Directors does not have the authority to change the CC&Rs, but is required to enforce them.

The CC&Rs contain many architectural requirements and rules, that differ by phase. You are advised to read the documents for your phase. (Download a copy of the CC&Rs.)

For your convenience, here is a partial list of rule and requirement topics that are addressed in many of the CC&Rs:

  • Architectural approval required for changes to house or landscaping
  • Roof material allowed
  • Siding material allowed
